2025 has been a defining year for Lendhub. We delivered record lending performance while continuing to invest in our people, products and technology - all with a clear focus on speed, certainty and execution for our broker and borrower partners.

From strengthening our ground-up finance offering and advancing our proprietary tech platform, to launching our new Quick Calculator and expanding our team across key functions, this year has been focused on evolving the business in ways that directly support better client outcomes and easier borrowing.

Product & Technology Highlights

Ground-Up Development Update

This year marked a pivotal step forward for our ground-up development offering. Supported by a new institutional funding line, we expanded our mandate to better support developers delivering residential-led schemes across England and Wales. Our aim is to provide market leading funding for projects in a part of the market where some are retreating. Our current development finance parameters include:

  • Up to 70% LTGDV
  • Up to 90% LTC
  • Pricing from 5.5% p.a. + BBR
  • Facilities up to £7.5m

This update reinforces our position as a full-cycle funding partner for developers, supporting projects from acquisition through delivery to exit. Having delivered and managed developments ourselves, we understand the real-world challenges developers face on site and at funding level. That experience allows us to take pragmatic, commercial views and structure solutions that keep projects moving.

Quick Calculator Launch

In today’s market, early clarity is often the difference between a deal progressing and a deal stalling. We’ve long tracked timeframes carefully through the various stages of the loan’s credit and underwriting journey, but this year we introduced our Quick Calculator, designed to give customers indicative terms within seconds, reducing time and helping deals progress with greater confidence from day one. The tool allows clients to sense-check viability early, align expectations with borrowers and focus energy on transactions that genuinely fit.

Following strong feedback from brokers at its initial launch at the FP Show, the calculator is now being refined ahead of its full rollout on our platform in H1 2026 - more announcements on this front coming soon!

A Year of Growth

2025 was not only a year of innovation, but also our strongest lending year to date. Across the year, we saw meaningful growth (in excess of 50%) in both completed deals and total lending value - driven by consistent underwriting, deeper broker relationships and an expanded team capable of executing at pace.

These outcomes were not driven by looser credit, but by:

  • A continued appetite for both straightforward and complex transactions
  • Faster, clearer decision-making internally
  • The ability to tailor funding structures, across multiple funding lines to suit each project – big or small

Real Transactions, Delivered

Throughout 2025, we supported hundreds of transactions that reflected our ability to structure solutions creatively, flexibly and with the smoothest possible journey for our clients. Recent examples include:

  • Equity Release & Works: c. £4m multi-asset facility enabling equity release, acquisitions and refurbishments across four London properties. Read more
  • Speed: c. £700k auction purchase delivering 75% day-one funding for an HMO conversion in just six days. Read more
  • New Build: c. £3m development facility at 85% LTC supporting a London new-build scheme with a c. £4m GDV. Read more

Team and Culture

A Growing, Experienced Team Behind the Capital

As volumes increased, we continued to invest in the parts of the business that directly support execution, including credit, portfolio management, origination and technology. Several experienced hires joined across these functions during the year, strengthening our ability to support brokers and borrowers through the full lifecycle of a loan. Key hires included: Francesco Prelorenzo (Investment Manager), Dan Margolis (Relationship Manager), Tristan Barrett (Head of Engineering), Kenneth Barrett (Lead Engineer) and Alan Fitzpatrick (Credit & Operations Lead).

Our Compliance and Deal Execution function has gone from strength to strength, and it was a pleasure to have some of the international Team over during December – to both deepen the relationships with the London Team and also enjoy the Christmas party!

Celebrating Our Team

Quarterly OKR reviews and reflections remained a cornerstone of our rhythm, bringing all the Company together to review performance, set direction and celebrate success. The Q3 review, capped off with The Traitors Experience, was a standout moment that reinforced the culture and team spirit that underpin our results. We also hosted our biggest and best annual summer BBQ, a small but meaningful reflection of the culture we continue to build as the business grows.

Looking Ahead to 2026
